What are the lease terms?
We allow 6-14 month leases depending on availability, as well as month to month options after your initial lease ends.
What does it cost to move in?
There is a $45 application fee per adult, and a $299 hold fee. Security deposits are dependent on your background screening with a minimum of $300 OAC.
Are utilities included in the cost?
Residents are responsible for all utilities.
What's your pet policy?
We allow up to 2 pets, breed restrictions and 50 lb. weight limits apply.
What is your guest policy?
Guests are welcome overnight, please inform us if a guest will be staying longer than a 3 day period. Guests staying two weeks or longer will need to be added to the lease.
Do you require apartment renters insurance?
We do require a standard renter's insurance policy of $100,000 liability. If you do not have your own renter's insurance, we offer a liability waiver for $10 per month.
How do I pay the rent?
We always accept personal checks and cashier's checks. We also have an online payment portal with an autopay option and a free credit reporting feature. Online payments will incur a small transaction fee.
How are repairs taken care of, especially in an emergency?
Maintenance requests are responded to within 24-48 hours. If it is an emergency, we will respond ASAP and we offer an after hours emergency extension.
Is there public transportation nearby?
There are bus stops along 12600 S. as well as neighboring streets. The nearest TRAX stations are located in Daybreak as well as Draper.
How often does rent go up? By how much?
Rent may increase if you choose to renew your lease when it expires. Any rent increases are based on fair market value.
What is the parking situation?
All of our units include a garage; apartments offer single car garages with a driveway, and townhomes offer a two car garage. We have ample open parking all around the property, which is first come first serve, as well as street parking along the entrance
Are there plans to update the building?
Our property was finished being constructed in 2016 so all units are fully updated with granite/quartz counters, custom cabinetry, wood vinyl flooring, walk-in closets, garden tubs, two-tone paint, etc. We maintain interior and exterior repairs regularly
Is there a penalty for breaking my lease?
There is a penalty for breaking your lease early which is determined on a case by case basis, and will need to be discussed with the property manager.
